Understanding commercial real estate buying and finance compared to residential buying and finance is like understanding the difference between oranges and apples. Commercial real estate concerns itself with only business. It involves the selling or leasing of property that is used to satisfy some business objective and to achieve a rate of return from the funds that are invested in the property. Residential real estate concerns itself only with the desires and needs a homeowner and the family. Commercial real estate Investment hinges on the rate of return on investment. The main factor in commercial real estate deals is the quest to maximize the return on an investment. Residential real estate transactions are far more ambiguous because the purchase is more of a personal choice.
In trying to understand commercial real estate buying and finance compared to residential, one can think of residential as being real estate that is for personal use. In most cases, residential agents represent the sellers or buyers of people’s primary places of residence. Residential Real Estate Agents also sell secondary homes to those who are seeking vacation or weekend places to “get away from it all.” Sometimes, they work for developers as on-site sales agents for a new home community. Other residential real estate agents work with residential real estate investors to help them find properties in which to invest so they can increase their wealth. The investors in these cases use residential rather than commercial agents, at time, because they might live in one part of a multiplex that serves both as their place of residence and as an Investment Property. It is not unusual for a buyer to purchase up to a fourplex with a conventional residential mortgage. Investment use or business properties larger than fourplexes are the primary aims of commercial real estate buying and finance compared to residential.
One of the things that the commercial real estate agent does in addition to helping buyers find financing to buy complete buildings, is to also find and negotiating new spaces for the businesses owned by their clients. These are the main differences between commercial real estate buying and finance compared to residential. Both commercial and residential real estate agents help procure financing for their clients. However, a residential purchase is more likely to obtain financing through a traditional lending institution such as a bank, while commercial financing tends to utilize more options such as private money lenders in addition to bank financing.
